  • The town of Andover asks that leaching pits or chambers be uncovered as a part of Title 5 Inspections. Most Septic systems do not have leaching pits, but every now and then we come across a septic system that does. Since this requires additional excavation this may make a Title 5 Inspection more time consuming. What Happens if your Septic System Fails a Title 5 Inspection?

  • The Board of Health will be notified upon completion of the Title 5 Inspection.

  • You will need to hire a consultant for Soil Testing and Percolation Tests. Berl Title 5 performs soil testing and would gladly assist in your percolation and soil evaluation needs.

  • An Engineer will be needed to draft new septic System Design plans and submit them to the Board of Health.

How much does a Title 5 Inspection Cost?

  • Does your Septic Tank need to be pumped? Though not required in Andover, some homeowners opt to have their septic tanks pumped. This generally costs from $300 - $400.

  • Do you have Private Well Water? If your Septic System is located within 100’ of a private well, then a well water test will have to be performed. If so, we can take a water sample to the lab. The pricing as of 2025 is $130 for a well water test

  • What type of Septic System do you have? There are many different types of septic systems, and price can vary depending on the number of components required to be excavated.
